What is Real Estate Wholesaling?

Real estate wholesaling is an investment strategy where an individual, known as a wholesaler, enters into a purchase contract with a property seller and then assigns that contract to an end buyer for a profit. The wholesaler does not take ownership of the property or perform any renovations. Instead, they act as a middleman, connecting motivated sellers with cash buyers, such as real estate investors and flippers. The wholesaler's profit, known as the assignment fee, is the difference between the contracted price with the seller and the price the end buyer agrees to pay.
